INVESTOR GOAL AND CHALLENGES
The creation of exceptional, highly functional and prestigious holiday apartments under the Casa Baia brand in Hel for Pekabex Development. The business objective was to offer the market premium properties with a unique seaside atmosphere, ready for immediate occupation or for short-term rental (aparthotel).
The success of Phase I and the investor’s high level of satisfaction with its completion led Pekabex Development to once again entrust DDB Design & Build with the comprehensive delivery of Phase II of the project. The main design and construction challenge in both phases was the precise management of complex architectural layouts (two-storey spaces with mezzanines, sloping ceilings and extensive glazing), whilst maintaining aesthetic consistency and ensuring the materials were highly resistant to intensive tourist use.

PROPOSED SOLUTIONS AND MATERIALS
The interior design is based on a warm, cosy minimalist style with subtle hints of a seaside resort aesthetic (Greinplast Feather Stone shades, natural Baltic Storm oak, cashmere beiges and matt black accents).
• Use of the Two-Level Space: The ground floors feature an open-plan living area with a kitchenette, a dining table, a relaxation area and an elegant bathroom. The mezzanines have been converted into intimate master bedrooms with separate walk-in wardrobes, laundry areas and additional bathrooms.
• Luxury Staircases and Glazing: Specialist wooden staircases were designed and installed on a light-coloured timber structure, featuring glass balustrades mounted on swivelling brackets and conglomerate steps, creating an effect of lightness and the flow of light.
• Bespoke Joinery:
o Kitchen and Utility Areas: Compact HPL worktops in white and black, recessed suspended sinks, LED strip lighting recessed into the units, and flush, handle-free fronts (TIP-ON).
o Wardrobes and Cupboards: Cupboards in hallways and bedrooms featuring space-enhancing mirrored fronts or finished with cashmere-coloured panels (Woodeco), with concealed ventilation ducts.
• Ceramics and Commercial Taps: The bathrooms feature Domino Sedition porcelain tiles, Paradyż Afternoon Brown wall tiles, certified Deante shower enclosures and baths (Prizma / Round series), and concealed taps in a Titanium finish.
