INVESTOR GOAL AND CHALLENGES
The creation of a show flat, refined down to the last detail, for Ronson Development Polska in the Ursus Centralny housing estate in Warsaw. The developer’s business objective was to offer the market a flat that not only showcases a high standard of finish, but above all forges an emotional connection with potential buyers, tells a story and makes it easier to imagine everyday life in this development.
The key architectural and construction challenge was the unusual, irregular layout of the property – the space featured sloping walls, nooks and crannies, and just one or two right angles. This required bespoke joinery, designed to the millimetre and made to measure on site, as well as the implementation of original optical illusions to make the interior appear larger.

PROPOSED SOLUTIONS AND MATERIALS
The architectural concept is based on the subdued Mocha Mousse colour scheme – dominated by cosy beiges, sandy greys and natural textures, punctuated by distinctive accents in a deep burgundy / Rosso Jaipur.
• Geometric Optical Illusions & the Illusion of Space: A unique architectural feature has been incorporated into the corner of the living room – a plasterboard partition with a shelf, on which a large-format mirror with a cut-out arch has been mounted. Combining this with the burgundy arch painted on the wall creates a perfect geometric circle, enhancing the reflection of light and making the living room appear larger.
• Bespoke Joinery for Complex Geometry:
o Hallway & Bedrooms: All sloping ceilings and awkward nooks have been utilised to the full with bespoke, made-to-measure fitted furniture. In the bedroom, the design includes, amongst other things, an integrated wardrobe with a desk supported by steel brackets, fitted with angled fronts that work around the radiator.
o Kitchen with a Burgundy Accent: A full fitted kitchen (Kronospan Kaszmir) was installed, featuring an ultra-durable worktop and splashback made from Fenix NTM laminate in Rosso Jaipur (burgundy), along with recessed LED strip lighting.
