INVESTOR GOAL AND CHALLENGES
The creation of a luxury, year-round aparthotel complex on the Masurian Lakes – Vista Mikołajki Marina & Resort. The investor’s main business objective was to offer investment properties to the market and to boost sales momentum.
The main logistical and architectural challenge was the large scale of the project – the construction of around 70 units spread across three separate buildings, featuring as many as 16–17 different types and layouts. In addition, the project involved communal areas and a technically advanced spa area with a jacuzzi, saunas, changing rooms and a relaxation area in harsh humidity conditions (environmental class C4–C5).

PROPOSED SOLUTIONS AND MATERIALS
The interior design of the entire complex has been unified by a cohesive, elegant concept that draws on Mikołajki’s seafaring heritage (a colour palette based on shades of sandy beige, deep blue/navy, warm horizontal woodwork and details featuring sailing rope).
• Bespoke Wallpapers and Nautical Details: Original, bespoke nautical graphics were designed for the wallpapers (including Vesstige), along with decorative natural ropes in the corridors, rooms and reception area.
• Consistency and Standardisation of the Apartments: All units were finished to a ‘turnkey’ standard, using Gerflor Creation 55 vinyl panels (Cambridge/Oak Beige), Paradyż Little Rocks tiles, Porta CPL flush-fitting door leaves with magnetic locks, and bespoke kitchenettes fully equipped with domestic appliances (Candy/Deante).
