INVESTOR GOAL AND CHALLENGES
A comprehensive refurbishment of a shell commercial premises on Żupnicza Street into a modern office space for the tenant HOERBIGER, as part of the prestigious Yareal Polska SOHO development. The main objective was to create a working environment that meets modern functional and image requirements, whilst respecting the post-industrial, loft-style character of the surroundings.
The greatest construction and engineering challenge was the extremely tight, just 1.5-month works schedule, combined with the need to install the entire building services infrastructure from scratch (electrical systems, telecommunications, VRF air conditioning and an extensive mechanical ventilation system with its own air handling unit and air intake). A major advantage, but also a design challenge, was the above-average ceiling height of 4.49 metres, which required precision in maintaining the proportions and aesthetics of the exposed ceiling-mounted installations.

PROPOSED SOLUTIONS AND MATERIALS
Making the Most of the Height & Loft-Style Chic: Traditional suspended ceilings in the work areas were dispensed with in favour of spray-painting the exposed ceiling, including all service ducts. This resulted in an impressive volume of 48.3 m³ per employee (compared to the required health and safety standard of at least 13 m³ per person), creating a unique sense of space.
Openness and Glazing: Large-scale aluminium glass partitions with black frames were used to separate the conference room (27.3〖‘ m’ 〗^2) and offices without blocking the flow of natural light into the circulation area.
MEP Systems from the Ground Up:
HVAC: An efficient VRF air-conditioning system (with an outdoor unit in the underground car park) and a mechanical supply and extract ventilation system based on a heat recovery unit (Komfovent Verso 1300 with a flow rate of 750/620 〖‘ m’ 〗^3 ‘/h’ ).
Electrical & LAN: A separate room-based TU electrical distribution board (Schneider Prisma G) was installed, along with cabling routed through mesh trays at a height of 4.20 m and certified Category 6 structured cabling with a dedicated 9U rack.
Accessibility and Ergonomics (NPS): A full-size bathroom with a shower has been designed and fitted, including a toilet fully adapted to the needs of people with disabilities (NPS), equipped with Deante Vital/Lehnen fittings and grab rails, as well as a Faneco tilting mirror.
High-Quality Materials: The floors were finished with Gerflor Creation 55 vinyl panels (Lounge Oak Beige) and Paradyż Littl porcelain stoneware tiles.
