INVESTOR GOAL AND CHALLENGES
The creation of a prestigious, boutique-style space for Pekabex Development in Warsaw, covering an area of 131 m². In the modern commercial model, an office no longer serves a purely operational function – it becomes a vehicle for the organisation’s culture, an element of brand communication and a key tool for building customer experiences.
The main design and construction challenge was working on a two-level space within a record-breaking timeframe – the entire design and construction process was completed in just 1.5 months. The project required the implementation of a vast number of complex, bespoke details whilst operating within strict budgetary constraints, which called for precise cost analysis and real-time coordination across multiple disciplines.

PROPOSED SOLUTIONS AND MATERIALS
The project began with a thorough analysis of the layout’s functionality and fluidity, introducing solutions that organise the space and lend it an intuitive character:
• Organic Wall Geometry: Rounded corners made of reinforced plaster (with radii of R20 and R30 cm) were used, which eliminated sharp architectural divisions and lent the interior a sense of fluidity.
• Openwork Zoning with Biophilic Design: The space was divided using bespoke steel-and-aluminium openwork partitions integrating undulating panels with lush vertical greenery and a centrally positioned, illuminated developer’s logo.
• Elegance and Acoustics: The subdued colour palette was based on refined graphite shades, muted greens and natural oak for the wooden ceiling slats and bespoke furniture.
• Comprehensive Technical Fit-out: The project included the installation of system glazing in black frames, the integration of undulating acoustic ceiling panels, modern linear lighting, and integrated facilities for staff areas, a café and telecommunications infrastructure.
