INVESTOR GOAL AND CHALLENGES
To create a prestigious show home for Mostostal S.A. as part of the Rezydencja Zegrze development, which will drive dynamic growth in sales of premium properties. The client’s aim was to offer a space that blends seamlessly with the natural surroundings and the lake view, one that evokes emotion and allows the buyer to immediately appreciate the standard of finish.
The greatest architectural and construction challenge was to design a sculptural staircase supported by a large wall defining the viewing axis for both storeys. This structure could not obstruct the panoramic view outside the window, overwhelm the interior or compete with the TV wall, whilst at the same time providing a cohesive backdrop that met strict material and budgetary guidelines.

PROPOSED SOLUTIONS AND MATERIALS
The design is based on the philosophy of Wabi Sabi – the art of celebrating the nobility of natural materials, the imperfections of textures and harmony with the surroundings.
• Radical Redesign of the Entrance Area: The partition walls separating the hall from the living room were demolished, creating an open, welcoming space. Rounded wall-mounted wardrobes were added at the boundary between the zones, along with a large mirror positioned opposite the huge window, which maximises the amount of natural light.
• Optimisation of the Upper Floor Layout: The functional layout was adapted to the requirements of the premium segment – a dedicated walk-in wardrobe and a second, full-size bathroom were added on the upper floor.
• Refined Material Palette: Barlinek Azure Window Grande Oak engineered wood flooring has been used, alongside Spanish Equipe Artisan glazed ceramic tiles on the work surfaces in the kitchen, Domino Fino Beige textured porcelain tiles imitating limestone, and bespoke, hand-applied Oredant decorative plaster creating a raw rock effect on the TV wall.
• Sculptural Stairs and Details: Lightweight, cantilevered steps finished in conglomerate were designed, featuring a minimalist glass balustrade mounted on swivels and iconic, rounded pendant lights in the dining room.
